Holiday Complexes

Whether you are new to the holiday letting business or adding to an existing portfolio, we can help you by providing an efficient and proactive service from our expert team.

Holiday letting complexes come in all shapes and sizes, from those with owners’ accommodation and a couple of cottages to those with multiple units and leisure amenities such as indoor swimming pools, gyms and fishing lakes. Some may be seasonal, others open all year around and prices can range from under £1m to several million, with turnovers from below the VAT threshold to significant six figure sums. We’re here to help whether you are buying or selling and can advise on all aspects from property, planning and employment issues to booking contracts, VAT, Capital Allowances and Stamp Duty.

Most complexes sell to lifestyle buyers attracted to the South West, often by sellers who have either done ‘the lifestyle’ or who have diversified from farming, built up the business and now want to retire.

Whether large or small, all parties want a ‘drama free’ transaction and we are well placed to understand your needs as we transact many similar deals every year. With our in depth experience we can co-ordinate the transaction liaising with agents, surveyors, solicitors, accountants and banks and help take some of the strain for you.

Sometimes a holiday letting complex will fetch more by selling off individual properties, if permission for change of use from holiday to residential can be obtained. Although this can take longer, we have successfully engineered such sales for clients splitting the property and setting up schemes where there are communal facilities needing ongoing management.

Our in-house specialist planning and employment teams enable us to provide a multi-disciplinary approach when circumstances require and our later life planning team can advise you on succession and tax planning as needed.
