What happens if I am refused planning permission?

Answer

If the local authority refuses to grant planning permission, it must set out its reasons in a decision letter. If your application has been refused, you may be able to submit another application in a modified form free of charge within 12 months.

You can appeal if you think the authority's decision is unreasonable, or if the local authority does not issue a decision within the target timescale which is either eight weeks or thirteen weeks depending on the type of development. Appeals can take several months for a decision to be issued.
