What is the process for buying a property?

The conveyancing process can seem daunting, but we make sure you’re clear about what will happen at each stage.

Once you've had an offer accepted on a property, you need to instruct a solicitor. Buying a house is probably the most expensive purchase you’ll ever make, so it pays to get the right advice.

We start by carrying out any searches required and making enquiries about the property. This is an important step, as it's your responsibility as a buyer to check everything is in order.

Once we have the results, we meet with you to go through these in detail, along with the property contract and your mortgage offer (if applicable), making sure you understand the terms of purchase.

Provided you're happy with this, you then sign the contract and we arrange for the exchange of contracts and set a date for completion. We also prepare a financial completion statement, detailing all the costs and monies involved, and confirm a completion date and access arrangements.

How long does it take to buy a property?

The average time to complete a purchase is 2-3 months. This can vary, though, with the length of time from agreeing the sale through to the exchange of contracts depending on several factors, including the number of parties in the chain.

What are the costs for buying a property?
